Choosing The Right Roofing Contractor

Choosing The Right Roofing Contractor.  People that own a home are generally required to deal with the stress in keeping everything well maintained and or repaired. Home owners soon discover that some areas of their home are much more difficult than others to maintain and sometimes will require the services of a professional. Roofing is one such area where home owners will need the services of a professional roofer most of the time.

The roof of any house building envelope and is responsible for keeping snow and water out of the home. This is also a part of the house that will be guaranteed to need replacement after service life of shingles has expired.  Majority of shingles will only last 18 to 20 years before requiring replacement.   There are shingles guaranteed to last 35 years according to manufacture but in over 9 years of home inspections I have never come across any that did, or even come close.

When choosing a professional roofer it is so important to ask for and check references.  Ask for a list of the last 10 jobs that he did and visit the home and talk to the homeowner to see if the roofer delivered all that was inspected.  Check with your local better business bureau so see if there have been any complaints.  Get an iron clad job quote with details of type of shingles, work to be performed and extras that might not be included.  Extras could be replacing roof vents, plumbing flashing or roof valleys.

The professionals under review should also be equipped with the opportunity to receive a detailed estimate. Free estimates are invaluable to consumers as they are generally created to list each part of what is necessary to restore this part of the house back to full function and condition. Obtain as many estimates as possible as this is helpful in providing the best possible guidance in detailing work that may be required and allow a more accurate pricing of roof replacement.

Availability is an additional source of consideration in making a wise choice. Consumers often learn that companies trained in this category of service are booked solid well in ahead of time which can create a challenge in having work completed as efficiently as possible. Providers available to begin in the shortest time frame help create the best service options.

Price is also a fundamental consideration in selecting a roofer but should not be the only consideration.  If customer is older who will be able to go on roof to ensure all flashings, valleys and ice and water shield was installed properly.

Call the Barrie Home Inspector for an un-biased inspection of your roof before making final payment to roofer.  Once money is paid out it is usually very difficult to reclaim without going to court.

Start thinking about, and planning for, your home improvement project early in the game. The sooner you get started with the planning phase, the more time you have to make decisions. You’ll be much less stressed during your project if you don’t feel rushed.  Remember when the economy is booming every one who has a hammer and a truck becomes a contractor.  Take the time to visit some previous jobs so you can see the attention to detail or if the job even got completed.  If your contractor can start right away it should set off warning bells and you probably should start looking for a new contractor.

Installing ceramic tile is a project that can be implemented in many kitchens and bathrooms. There is a lot of opportunity to get creative, or you have the option of keeping it simple. The installation of ceramic tile goes a long way toward making your home decor project more profitable.

Enhance your home’s aesthetics by taking on a new project in landscaping. You can plant lovely flowers, bushes or vines with whimsical trellises and strategically place stepping stones about the yard. Devoting some time to your landscaping not only makes your home more attractive, it can even make it more valuable.

Clear out your clutter before starting any home improvement project. You’ll have more space to move items such as furniture around your home and eliminate extra waste as well. The fewer items you have taking up space, the larger your room looks and feels.

A home improvement upgrade that offers a substantial return is a new steel entry door. Studies show that homeowners who bought steel entry doors recouped about 129% of the costs of their projects when they sold their home. Steel doors can make any home more attractive, all while conserving energy.

Putting in a new floor is always worth considering. Though the price of new flooring can get costly, the rewards make the cost worthwhile. Plumbing Tips Every Homeowner Should Know.  The plumbing system in every home provides convenience for all residents in meeting with daily living requirements. Should the fixtures or systems become damaged or worn with time it can become frustrating and costly to repair. Preventive maintenance is the solution for every homeowner looking to save on expenses and to ensure that these problems are avoided.

The geyser plays an essential function in terms of the provision of hot water for the entire household. In order to prevent waking up to a cold shower or burst tank, regular inspections regarding the condition of the system should be implemented. Look out for signs of rust in and around the water heater, minor leaks and the general condition as tanks older than 15 years may need to be replaced.

Should you begin to notice significant changes in the system pressure and slight moisture along the flooring, walls and the ceiling it can indicate a slow pipe leak. Thousands of liters of water will be lost on a yearly basis if such drips are not attended to in a timely manner. In this case a licensed and experienced plumber should be called upon to make the repairs.

The winter season brings the holidays, but also the onset of frost that is unforgiving to fixtures and outdoor accessories. Frozen pipes will result if appropriate measures are not put into place where pipes filled with water may burst over time. It may be necessary to cover the pipes with insulation or by other means to prevent this from occurring.

The leaking tap is probably the most common plumbing problem encountered in residencies. If you are familiar with the operation of such fixtures, turn the water off at the mains and remove the handle to inspect the washer. Worn washers are often the number one cause for a dripping faucet and can be replaced at the local hardware store.

Do not pour remaining oil or fatty residue down the drain as it can build up over time and result in the development of a blockage. This system can be kept clear by pouring a warm soap solution or bicarbonate of soda down the drain. Inspect the piping on a regular basis and have any spots of rust or weakness addressed as soon as possible.

Routine maintenance is of the utmost importance when it comes to keeping all plumbing systems fully operational. A malfunction or damage can often be prevented where steps have been taken to protect the fixtures and systems in place. Where you are unfamiliar with such reparation or replacement be sure to contact the local, licensed and experienced plumber.

Concrete for Landscaping Projects

Stamped Concrete - Barrie Home Inspections

Concrete for Landscaping Projects can add charm and beauty to your garden.  When it comes to construction, concrete has been used in numerous residential and business sites for years. Up till recent development in design it has generally been utilized for driveways and patios. Concrete has typically been considered to be a very cold and boring material that lacks creative flair.  But, this perception is slowing changing. Concrete is now an accepted part of home improvement projects. It has many different purposes, functional to decorative. It can make your home  more valuable.

A well landscaped concrete project can turn an old pathway into a thing of beauty. Just imagine what you could do with that old walkway that winds to the back of the yard. It would really look wonderful if you added a stenciled concrete pathway to accent your backyard.  It would draw the eyes to your garden and make your yard look more defined and aesthetic to the eye of the beholder.

A new stamped or stenciled concrete walkway is a wonderful way to get to those new flowers that you planted. It will provide a form of happiness that you will have before you see the garden. This is another way to make your yard more beautiful and breathtaking.

Typically the majority of people think  concrete is both cold and boring. However, you can make it warm and inviting with a little imagination and the choice of finishes now available.  All you would have to do is use a stenciled concrete design. It is an easy way of transforming old concrete into the design that you desire. The design will look like bricks or pavers. Your other option is to get rid of your old pathway and put in new stones. Just resurface the concrete that you already have is always another option. Now, you might want a contractor to come out and make sure that your concrete is in good condition and can be resurfaced or maybe even re-topped.  After obtaining various quotes and prices you can then determine what method to choose before you begin your resurfacing project.  Then you will have the opportunity to use slate impression concrete, stenciled concrete or any other decorative concrete that you prefer.

Think about adding stenciled concrete for other projects in your backyard. Why not add a stone wall? It adds privacy, but it is more natural than a remade fence. And of course, a chain link fence is out if you have any cares about design and looks. If you like natural landscaping, then this is also a good thing.

Finally, concrete has a new purpose in home improvement. Concrete is no longer just viewed as something with a cold and hard finish. People are using it for both different inside and outside home improvements. Polished concrete is now being used for kitchen counters.  It is a also a good choice for your landscaping needs.

Create A Great Looking Landscape

creative landscaping - Professional Barrie Home Inspections

Create A Great Looking Landscape in your backyard.  Landscaping can be fun, and if you get good at it, you might even be able to make some extra money as a part time job or just in your neighborhood. Start by learning a few simple techniques that you can practice in your own yard and garden.  Soon, you’ll be able to take pride in how beautiful your yard looks and might even be able to offer your services to other people.

If you have plants, trees and bushes in your yard, be sure to add mulch around their base. The mulch plays a much bigger role than just the visual improvement. Mulch will help to keep the moisture in the ground around these plants and trees.  It also slows the growth of weeds and helps provide nutrients to the trees and plants, especially during times of drought.

Before deciding where to place your plants or shrubs, think about how big your plants will eventually grow to to plan for adequate spacing.  This is very important to ensure you do not use plants that end up outgrowing their planting space, and overshadowing their neighbor plants. Proper planning at the beginning can save you extra work in the future.

When you start planning a landscaping project, it is very important to establish your budget first.  Certain tools, accessories and live plants can be more costly than you think and can make a dramatic change to your planned garden. You can do your  research online to get an idea of how much it will cost to complete your project.

If needed, divide your landscaping project into phases. Most people don’t have the resources to buy everything they will need at once, doing so can often leave you disorganized. Instead, split your project up into sections, that you can tackle one at a time for a cheaper more organized way to do your own landscaping.

Use solar lights to add visual appeal to your yard. Solar lights can make a pathway safer to walk on at night, and they add texture and beauty to your garden. Solar lights are available in many different varieties, and at all different price points, so it is easy to find a set that will work well in your yard.

If you are adding archways, or pergolas to your yard, make sure that they are tall enough. A good average height is 8 feet. If you make an archway too short, people will not be able to walk underneath it and enjoy it. If you make it too tall, it can look overwhelming, and out of place.

Build walkways throughout your landscaping. You will place much time and energy into the variety of plants and decorations in your landscaping, so be sure others can enjoy every inch of it! Consider, too, being creative with your walkways. Instead of plain concrete, perhaps build them out of natural stone or gravel to give another sense of texture.

If your soil is really rocky, use that to your advantage. They are so many types of plants of drought tolerant you can plant in your yard or even consider creating an entire rock garden. This is a lovely way to landscape your yard without continuously fighting to keep your plants healthy, hydrated and alive.

Determine how much sunlight your property gets, be aware of what direction the sun rises and sets in your garden.  This is important since it can affect the kind of plants you choose. Be aware of shady areas, as you can divide some of the areas where there is full or partial shade. This is crucial because plants can wither from too much or too little sunlight.

If you have children or a pet, create a landscape that they can play in. Avoid any kind of toxic or thorny plants, and if you want to have a few fragile plants, make sure they are properly protected in beds or near larger plants. You can also create different areas with rocks or bricks.

If adding steps or patios ensure their height meets the requirements of the Ontario Building Code.  For more information contact the Barrie Home Inspector 705-795-8255.

A Guide to Roofing

Guide to Roofing - Professional Home Inspections in Barrie

A Guide to Roofing.  You can make your work much easier and save a lot of time and effort if you pay attention to these tips. When re-shingling your whole roof or just replacing a few shingles, then then this guide is for you

* Roofing can be a dangerous job.  Extreme precaution should be taken while working on the roof and you should always be tied off with a safety harness. Always inform someone that you are up on a roof working or take someone along with you to help. Use a suitably ladder for the job and ensure it is locked into place and tied off before climbing it. Take extra care when working near power lines or television antennas. Never come into contact with them or allow the metal ladder to touch them. Also, ensure the roof surface is dry before you begin your job.

* There are many types, styles and sizes of asphalt shingles from which to choose from for you home. The selecting of the shingles should ideally begin with the grade and kind of shingle needed for the type of the building. You should consider the building’s purpose, the slope of the roof, the climate of the area and style, design and size of the building structure. Shingle exposure is specified by the manufacturer.

* Make any required repairs to sheathing, flashings or vents before beginning the shingling procedure. This includes driving down any loose nails or nails that are jutting out of the roof.

* Note that the shingles can be laid over any existing part of the roof. If there are more than two layers of old roofing on the building you must remove them before beginning shingling. Ensure you hammer in any loose shingles first and replace any missing shingles with new ones.  Note:  If planning on reselling your home the home inspector will identify the fact that there are two layers of shingles on roof which will entail a higher cost when roof needs to be re-shingled.

* If you’re applying new shingles over old wooden shingles as part of your project, nail them securely and use feathering strips for a smooth appearance. Use a small pry to pull out the nails holding the damaged shingle. Remove both the nails and the shingle.

* Next in your shingling project, measure the area of the roof in square feet. Measure one side and multiply it by the measurement of an adjacent side. E.g. a 20-foot side adjacent to a 10-foot side, which equals 200 square feet. Buy shingles by the square. Each shingle square will cater for 100 square feet. Determine the total square footage of your roof and add 10 percent for error, then purchase the square footage needed for the entire area measured.

* Next, tear the cap shingles at the top of the roof using either a claw hammer or a standard potato fork and discard them. Place new drip edges over the sides of the roof, and nail them into place with roofing nails. They can even be placed over old drip edges that are already in place. If possible, you may tear the old drip edge off in the same way you removed the cap shingles, and then attach a new one.

* These simple steps will guide you in your re-roofing and replacing of shingles.
