Questions should be referred to the Building Department.<br>\n? APPLICATION PROCESS<br>\nThe first step in the process is to obtain the deck permit guidelines and application form<br>\nfrom the Building Department located at Town Hall, 575 Dominion Avenue. Work<br>\ncompleted prior to an application review may not meet Building Codes and may need to<br>\nbe redone.<br>\nThe details of the deck design should be prepared following the guidelines for plan<br>\ndrawings and structural elements that are provided in this booklet.<br>\nAlong with the completed application form, the following documentation is required:<br>\n\u2022 Survey or site plan, drawn to scale, illustrating existing buildings\/structures and<br>\nthe proposed location of the deck.<br>\n\u2022 Plan Drawings (two sets)<br>\n\u2022 Completed deck design statement (included with application)<br>\nPlans should include:<br>\n\u2022 Overall deck size<br>\n\u2022 Beam size and location<br>\n\u2022 Post size and location<br>\n\u2022 Floor joist size and spacing, as well as the direction the joists are spanning<br>\n\u2022 Location and width of stairs (if applicable)<br>\n\u2022 Height of deck at highest point<br>\n\u2022 Type of guard (railing) system being used<br>\n? CONTRACTOR\u2019S OBLIGATION<br>\nSigned Authorization<br>\nIf a contractor will be building the deck and is applying on behalf of the homeowner, a<br>\nsigned authorization from the homeowner is required (included with application).<br>\nBuilding Code Identification Number (BCIN)<br>\nA Building Code Identification Number, or BCIN, is the unique identifying number<br>\nassigned to individuals who file their qualifications with the Ministry of Municipal<br>\nAffairs and Housing. As of January 1, 2006, most designers who prepare documents to<br>\nbe submitted with permit applications, required under the Building Code Act, and who<br>\nare not licensed architects must:<br>\n4<br>\n\u2022 Be registered with the Ministry of Municipal Affairs and Housing<br>\n\u2022 Possess provincial qualifications<br>\n\u2022 Provide information about their qualification and registration on the permit<br>\napplication form and on all design documents.<br>\nHomeowners who are preparing their own drawings for submission and take<br>\nresponsibility for the design activities of the project are not required to have a BCIN<br>\nNumber.<br>\n5<br>\nSUBMISSION CHECKLIST FOR DECK PERMIT<br>\nThe complete application should include the following:<br>\n? Completed and signed Building Permit application<br>\n? Completed and signed Deck Design Statement<br>\n? Survey plan\/site plan, drawn to scale illustrating existing buildings\/structures and the<br>\nproposed location of the deck<br>\n? Two sets of plan drawings<br>\n? Signed authorization from homeowner (if applicable)<br>\n6<br>\nTHE DECK DESIGN STATEMENT<br>\nPlease ensure that the attached Deck Design Statement is<br>\ncompleted in conjunction with the Building Permit<br>\nApplication.<br>\n7<br>\nCONSTRUCTION REQUIREMENTS FOR DECKS<br>\n\u2022 Circular concrete piers to be a minimum of 10 inches in diameter and extend a minimum<br>\nof 48 inches below finished grade.<br>\n\u2022 Piers shall be placed on footing pads or be tapered out at the bottom by 50% to provide<br>\nproper bearing and to resist uplift.<br>\n\u2022 Footings or piers shall bear on undisturbed soil with a minimum bearing capacity of 1500<br>\nPSF.<br>\n\u2022 Size of piers may increase due to soil conditions or spacing.<br>\n\u2022 Support posts for beams to be a minimum 6 inches x 6 inches for all elevations over 5<br>\nfeet, 11 inches.<br>\n\u2022 Anchorage to building with minimum \u00bd inch diameter bolts spaced not more than 16<br>\ninches apart. Deck is not permitted to be supported on brick veneer.<br>\n\u2022 Beam to post and post to base connections shall be securely fastened to resist uplift and<br>\nlateral movement.<br>\n\u2022 Beam sizes and floor joist sizes to be determined from span tables below. (Note:<br>\nminimum permitted joist size is 2 inches x 8 inches.)<br>\n\u2022 Guard height of 35 inches if top of deck exceeds 24 inches above grade or 42 inches if<br>\ntop of deck exceeds 5 feet, 11 inches. Guards shall be non-climbable and vertical<br>\nbalusters shall be spaced no more than 4 inches apart. Provide handrails on stairs if there<br>\nare more than 3 risers. Site plan or survey is required showing all lot lines, dimensions, size and location of all<br>\nexisting buildings, proposed location and size of deck.<br>\n2. All lumber used must be stamped and graded No. 2 or better quality.<br>\n3.
